PURPOSE: To provide Title reports for 2021-2022 Tax Lien Foreclosure process as required by RCW 84.64.050
BACKGROUND: RCW 84.64.050 Lien Foreclosure requires the Snohomish County Treasurer to order or conduct a title search prior to the sale of tax lien foreclosed property. This contract will allow the County to obtain the necessary title reports for the tax foreclosure process. Rainier Title LLC, a Washington Corporation, who satisfactorily provided Foreclosure title reports in 2012, 2013, 2014, 2015, 2016, 2018, 2019, and 2020 was awarded the contract this year and will be doing the title reports for those properties in tax foreclosure. We anticipate that Rainier Title LLC, a Washington Corporation will meet our needs by getting the title reports to us in a timely matter.

DEPARTMENT FISCAL IMPACT NOTES: Approximate estimated cost for 2021 is $65,000.00 based on a cost of $375 each plus applicable tax of 9.8% for a total charge of $411.75 per full title report-'average' of 150 title report count needed. Most of these costs are recovered per RCW 84.64.050, which requires repayment as part of redemption or sale.
