ITEM TITLE:
Title
Authorizing the Executive to sign of Change Order CO-17 to Bid PW-24-027SB for the Construction at the New Start Center of Everett with Marpac Construction LLC.
body
DEPARTMENT: Facilities and Fleet Management

ORIGINATOR: Lance Meinhold

EXECUTIVE RECOMMENDATION: Approved

PURPOSE: To obtain Executive approval of Change Order 17 to Marpac Construction.

BACKGROUND: The County and Marpac Construction entered into an agreement on December 18th, 2024, for the construction phase of the New Start Center of Everett. Post permitting and construction activities have revealed several conditions that must be addressed prior to reoccupy of the buildings which were not visible during the bid phase. Water leaks within the front building resulted in seven patches. The resident laundry room is required to have a floor drain by code. The foundation stem walls for the fire riser rooms are deeper than initially expected, resulting in the need to core drill through the stem wall rather than digging under the footing to install the fire lines. Most of the restroom accessories were removed as part of the moisture remediation process that happened after the bid walk. Roofing work will be required due to the relocation of the electrical gear. A wall heater is being added to the previous electrical room to prevent the fire sprinkler pipe from freezing as it passes through that space. The resident room shades are being provided with a darker weave for better darkening. The common space shades are being provided in a lighter weave as darkening is not essential in those space (credit given back to the project). Insulation is being added to the exposed wall cavities between the resident rooms and at the building exterior as required for sound and thermal control.
